The agreement that governs your use of Predio.

Welcome to Predio. These Terms of Service (the “Terms”) are a legal agreement between you and Predio (“Predio,” “we,” “us”). They govern your access to and use of the Predio property-management platform, including our websites, the Building Web Console, and the Predio mobile apps for residents and staff (together, the “Service”). By creating an account, subscribing, or using the Service, you agree to these Terms. If you are agreeing on behalf of an organization, you represent that you are authorized to bind that organization.
1. Who we are
Predio is a bilingual (English/Spanish) property-management platform for the people who run buildings — administrators, boards, owners, residents, and commercial tenants — across the United States and Latin America. Predio is operated by the company being formed to own and run it. You can reach us any time at info@predioapp.com.
2. The service
Predio brings property operations into one place: a directory of properties, units, owners and residents; dues and charges; financial dashboards and reports; maintenance requests and a worker view; amenity reservations; document storage and lease e-signature; visitor and access control; resident-to-administrator messaging; an optional AI Agent and a free in-app help assistant; and a Guard & Security module included on every plan. Some features are included on every plan, some are limited to higher plans, and some are optional paid add-ons, as described on our pricing page. We may add, change, or remove features over time.
3. Accounts & roles
Access to Predio is organized by role — for example Owner, Administrator, office staff, maintenance, guard, and resident. Each role only sees the data appropriate to it, enforced at the database level (row-level security). You are responsible for keeping your login credentials confidential and for all activity under your account. Tell us promptly at info@predioapp.com if you believe your account has been compromised. You must be at least 18 years old to hold an administrator or staff account.
4. Customers & residents
The “Customer” is the organization or person that subscribes to Predio to manage one or more properties (for example a property-management company, an HOA, a board, or an owner). The Customer invites and manages its own end users, including residents, tenants, and staff. As between Predio and the Customer, the Customer is responsible for its end users, for the accuracy of the data it enters, and for obtaining any consents required to add residents and tenants and to send them communications. Residents and tenants should direct questions about their unit, charges, or data to the Customer that manages their building.
5. Plans, billing & cancellation
- Pricing. Predio subscriptions are priced per unit, per month, with a small monthly minimum, as shown on our pricing page. Every user is free and unlimited — residents, tenants and all staff and guards alike, with no seats and no per-user charges; there is one plan with every feature included, and the bill never depends on the number of properties, units or users.
- No contract. Subscriptions are month-to-month with no setup fees. You may cancel at any time, effective at the end of your current billing period. Fees already paid are non-refundable except where required by law.
- Billing. Subscriptions are billed by card through Stripe, on the Building Web Console (not through the mobile app stores). You authorize us to charge your payment method for the plan and any add-ons you enable. Prices are exclusive of taxes, which you are responsible for where applicable.
- Changes to pricing. We may change pricing on a going-forward basis with reasonable notice; changes take effect at your next billing period.
6. Payments add-on (resident rent & dues collection)
The optional Payments add-on lets residents pay dues and rent online. Payments are processed by third-party providers — Stripe (cards, in the U.S. only) and Moov (ACH, in the U.S.) — and, in markets where online collection is not yet available, Predio offers a record-only workflow in which residents report a payment with proof and the building verifies and approves it.
- Predio is not a bank or money transmitter. We do not take custody of funds. Money moves directly between residents and the Customer through the payment provider (e.g., via Stripe Connect). Predio never holds funds and never stores full card numbers.
- Provider terms. Your use of the Payments add-on is also subject to the applicable provider's terms. Processing fees, payout timing, disputes, and chargebacks are handled according to those providers' rules.
- Accuracy. The Customer is responsible for the charges, amounts, late-fee rules, and refunds it configures. Predio displays and totals what the Customer enters; it does not set or adjust anyone's balance.
7. AI features (AI Agent & Predio Help)
Predio offers AI features powered by third-party AI models. The optional AI Agent works inside the resident-to-administrator chat: it answers residents, opens and assigns maintenance tickets, and explains charges from the building's real ledger, in the resident's language. Predio Help is a free in-app guide that teaches people how to use Predio. Important limits apply:
- It never moves money. The AI explains and, in Collections mode, reminds about charges, but it never waives, refunds, edits a balance, or applies a fee. Those decisions stay with people.
- Human oversight. The Customer controls whether AI features are on, can read all AI activity, and can take over any conversation. Collections-mode reminders can be set to send automatically or to wait for human approval.
- Not professional advice. AI output is for convenience and operations only and is not legal, financial, tax, or other professional advice. AI can make mistakes; review important output before relying on it.
- Data. To answer a message, relevant data may be sent to our AI provider for processing as described in our Privacy Policy. Every AI reply is labeled and logged.
8. E-signature & documents
Predio lets a Customer send its own documents (such as a lease) to a resident for electronic signature inside the app, and stores signed documents in the Customer's account. The Customer operates this entirely on its own portal: Predio does not draft, review, operate, or edit anyone's contracts. The Customer is solely responsible for the content, legality, and enforceability of its documents and for complying with applicable e-signature and recordkeeping laws. The electronic-signature engine records an audit trail and issues a certificate of completion as a convenience.
9. Acceptable use
You agree not to, and not to allow anyone to: use the Service unlawfully or to harass, defraud, or harm others; upload content you don't have the right to share, or that is unlawful, infringing, or malicious; attempt to access data you are not authorized to see, or to break the role-based security; reverse-engineer, scrape, or overload the Service; resell or white-label the Service except as we expressly permit; or use the Service to send unlawful or unconsented communications. We may suspend or limit access to protect the Service, our users, or third parties.
10. Your content & data
You and your Customer organization retain ownership of the data and content you put into Predio (“Customer Data”). You grant Predio a worldwide, non-exclusive license to host, process, transmit, display, and back up Customer Data solely to provide and improve the Service, to keep it secure, and as otherwise described in our Privacy Policy. You are responsible for the accuracy of Customer Data and for having the rights and consents needed to provide it to us, including for residents and tenants. Our handling of personal data is described in the Privacy Policy.
11. Intellectual property
Predio, the Predio name and logo, the platform, its software, design, and content (other than Customer Data) are owned by Predio and protected by intellectual-property laws. These Terms grant you a limited, non-exclusive, non-transferable right to use the Service while your subscription is active. We welcome feedback and may use it without obligation to you.
12. Third-party services
Predio relies on trusted third parties to deliver the Service, including Supabase (hosting and database), our AI provider (AI features), Stripe and Moov (payments), Vercel (web hosting), Expo and the Apple App Store and Google Play (mobile apps), and Google Workspace (email). Your use of features that depend on these providers may also be subject to their terms, and we are not responsible for third-party services we don't control. 13. Disclaimers
The Service is provided “as is” and “as available.” To the fullest extent permitted by law, Predio disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or secure, or that AI output will be accurate or complete. You are responsible for your own legal, financial, and operational decisions.
14. Limitation of liability
To the fullest extent permitted by law, Predio will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, or goodwill, arising out of or related to the Service. Predio's total liability for any claim relating to the Service will not exceed the amounts you paid Predio for the Service in the twelve (12) months before the event giving rise to the claim. Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.
15. Indemnification
You will defend, indemnify, and hold harmless Predio from claims, damages, and costs (including reasonable legal fees) arising from your Customer Data, your end users, your documents and contracts, your use of the Service in violation of these Terms or applicable law, or your collection of payments from residents.
16. Term & termination
These Terms apply while you use the Service. You may stop using the Service and cancel your subscription at any time. We may suspend or terminate access if you materially breach these Terms, fail to pay, or use the Service in a way that risks harm to others or to the Service. On termination, your right to use the Service ends; we will make Customer Data available for export for a reasonable period as described in the Privacy Policy, after which it may be deleted.
17. Changes to the Service or these Terms
We may update these Terms from time to time. If we make material changes, we will update the “Last updated” date and, where appropriate, give additional notice. Your continued use of the Service after changes take effect means you accept the updated Terms.
18. Governing law & disputes
These Terms are governed by the laws of the State in which Predio is organized, in the United States, without regard to its conflict-of-laws rules. The state and federal courts located there will have exclusive jurisdiction over disputes, except that either party may seek injunctive relief in any court of competent jurisdiction to protect its intellectual property or confidential information. If any provision is found unenforceable, the rest remains in effect.
