This Privacy Policy explains how Predio (“Predio,” “we,” “us”) collects, uses, shares, and protects personal information across the Predio property-management platform, including our websites, the Building Web Console, and the Predio mobile apps (the “Service”). Predio serves administrators and residents across the United States and Latin America.
1. Scope & our role
Predio plays two different privacy roles depending on whose data it is:
- For our own customers (the administrators, companies, boards, and owners who subscribe to Predio) and visitors to our website, Predio is the controller of the personal data we collect to run our business — for example account and billing details.
- For residents and tenants whose information a building puts into Predio, Predio acts as a processor on behalf of the building (the “Customer”), which is the controller of that data. The Customer decides what resident data to collect and why; Predio processes it to provide the Service under the Customer's instructions. If you are a resident, please direct privacy requests about your unit to the building that manages it; we will support that building in responding.
2. Information we collect
Information you or your building provide
- Account & profile: name, email, phone, role, language preference, and login credentials.
- Property & unit data: properties, units, parking, ownership/tenancy, and unit assignments.
- Financial data entered by the building: charges, dues, balances, payment records, and proof-of-payment uploads. We do not collect or store full card numbers — card and bank details are handled by our payment providers (see §7).
- Maintenance & messages: maintenance requests (including photos), tickets, and resident-to-administrator chat messages.
- Documents: leases, contracts, rules, and files uploaded to the document store, including e-signature audit trails.
- Access & security: visitor check-ins, QR guest passes, package logs, patrol/round records, and incident logs where the building uses those features.
Information we collect automatically
- Usage & device data: app and console activity, device type, log data, and diagnostics, used to operate, secure, and improve the Service.
- Location: when you use certain features, the mobile app collects your device location — precise (GPS) where you grant the app permission, or approximate (derived from your network/IP address) as a fallback. We use location only to support specific in-app features, such as geolocated guard rounds and recording the location where a lease or document is electronically signed. Precise location is controlled by your device permission, which you can turn off at any time. We do not use location for advertising or to track you across other apps or websites.
- Push tokens: to deliver notifications you've enabled.
3. How we use information
- To provide, maintain, and improve the Service and its features.
- To authenticate users and enforce role-based access (so each person sees only what they should).
- To process subscriptions and, where enabled, to facilitate resident payments through our providers.
- To power optional AI features (see §4) and in-app help.
- To send service-related and, where permitted, product communications, and notifications you've enabled.
- To keep the Service secure, prevent abuse, and comply with legal obligations.
4. AI features & your data
When a building turns on the AI Agent, or when anyone uses Predio Help, relevant data needed to answer a request — such as the message text and the specific ledger or building information required — is sent to our AI provider (Anthropic, the maker of Claude) to generate a response. This processing is governed by our agreement with the provider. Predio does not sell your data, and your content is not used to train third-party models. Every AI reply is labeled and logged, the AI never moves money, and the building can review all AI activity and take over any conversation. See our Terms for more on how AI features work.
5. How we share information
We share personal data only as needed to run the Service:
- Within a building's account: data is visible to the building's authorized staff and to the relevant resident, according to role-based permissions.
- With service providers (subprocessors): the vendors listed in §6, which process data on our behalf under contract.
- For legal reasons: to comply with law, enforce our Terms, or protect the rights, safety, and security of users and the public.
- Business transfers: in connection with a merger, acquisition, or sale of assets, subject to this Policy.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising.
6. Subprocessors
We use the following trusted providers to deliver the Service:

7. Payments & financial data
Predio is not a bank or money transmitter and does not take custody of funds. Subscription and resident payments are processed by Stripe and Moov; money moves directly between the parties through those providers (for example via Stripe Connect). Predio never holds funds and never stores full card numbers. Card and bank credentials are collected and stored by the payment providers under their own security and privacy practices.
8. Data retention
We keep personal data for as long as an account is active and as needed to provide the Service, comply with legal and accounting obligations, resolve disputes, and enforce our agreements. When a building or account is closed, we make Customer Data available for export for a reasonable period and then delete or anonymize it, except where we must retain it by law. Residents' data is retained according to the building's instructions and applicable law.
9. Security
We protect data with measures including encryption in transit and at rest, database-level row-level security so each user only accesses their own property's data, access controls, and automatic backups. Payment credentials are handled by PCI-compliant providers, not by Predio. No system is perfectly secure, but we work to protect your information and to notify you and the relevant building of incidents as required by law.
10. International data transfers
Predio operates across the United States and Latin America, and our providers may process data in the United States and other countries. Where we transfer personal data across borders, we rely on appropriate safeguards and process it in accordance with this Policy and applicable law.
11. Your privacy rights
Depending on where you live, you may have rights to access, correct, delete, or receive a copy of your personal data, to object to or restrict certain processing, and to withdraw consent. This includes rights under laws such as the California Consumer Privacy Act (CCPA/CPRA) for California residents and Brazil's LGPD, among others.
- Customers and website visitors: contact us at info@predioapp.com to exercise your rights. We will verify your request and respond as required by law. We do not discriminate against you for exercising your rights.
- Residents and tenants: because your building controls your data in Predio, please send your request to the building that manages your unit. If you contact us directly, we will refer your request to that building and support its response.
12. Children
The Service is intended for adults managing or living in properties and is not directed to children under 13 (or the minimum age in your jurisdiction). We do not knowingly collect personal data from children. If you believe a child has provided us data, contact us and we will address it.
13. Website & cookies
Our public website uses only the cookies and similar technologies needed to make the site work and to remember basic preferences such as your language choice. We aim to keep the website lean and do not use it to serve third-party advertising. You can control cookies through your browser settings.
14. Changes to this Policy
We may update this Policy from time to time. We will update the “Last updated” date and, for material changes, provide additional notice where appropriate. Your continued use of the Service after an update means you accept the revised Policy.
