$1.50 per unit, per month, billed monthly, with a $25 monthly minimum — that's the whole bill. Predio charges by the unit only: every user is free and unlimited (residents, staff, maintenance, guards and vendors alike; no seats, no per-user charges), and properties and units are unlimited. Every feature listed above is included — there is nothing to upgrade to. Two optional add-ons, each per building: online payment collection ($9 per building per month, plus a flat $2 per bank payment paid by the building and free to the resident; card payments carry a 3.5% + $0.35 fee — available for U.S. buildings only, everywhere else residents report payments with proof and you approve them), and an AI Agent ($29 per building per month, 1,500 resident messages per building included, then $15 per additional 1,500) that answers residents 24/7, opens maintenance tickets and explains charges. Getting started is concierge and free: send us your resident list and we set your building up for you — no contracts, cancel anytime.

Predio Payments
Collect rent and dues in-app. Residents pay by bank transfer or card, with autopay and instant receipts. Where online pay isn't available, a resident reports a bank payment with a receipt photo and the building confirms it. Card fee 3.5% + $0.35, paid by the resident.
AI Agent
A bilingual assistant inside resident chat, 24/7. It answers questions, opens maintenance tickets, and explains charges from real data — with a person able to take over anytime. Turn on Collections mode and it reminds residents about overdue payments on the schedule you set. $15 per additional 1,500 messages.
✓ Guard & Security — included, free
No extra cost, never an add-on. Staff-facing security for the gate: guards check visitors in by scanning the resident's QR pass (or logging a walk-up), log packages, walk geolocated rounds, and file incidents — all from the Building App, on a tamper-evident log. Software-only, with unlimited free guard logins.
