Yes — the optional AI Agent works inside resident chat, 24/7, in English or Spanish. It answers residents, opens maintenance tickets from a photo, and explains charges from real data — and your team can take over any conversation at any time. With Collections mode on, it also reminds residents about overdue payments on a schedule you set (and stops as soon as they pay).
Yes. You can subscribe and run everything — properties, residents, invoicing, messaging, maintenance and more — from any country, and your Predio subscription is billed securely by card worldwide. The only feature limited by region today is in-app rent collection (residents paying online), which is available in the U.S.; everywhere else, you simply record payments yourself.
No — every user is free and unlimited on every plan: residents and all staff and guards alike. There are no seats and no per-user charges; you only ever pay per unit.
Yes. Payments are processed by Stripe — Predio never holds funds or stores card numbers — and every resident sees only their own data. Your information is encrypted and backed up automatically.
Most properties are up and running in a day. We import your data, set up your units, and invite residents — onboarding, training and support are always free.
Yes — Guard & Security is included on every plan at no extra cost, with unlimited free guard logins. Your guards work from the Building App: they check visitors in by scanning the resident's QR pass (or logging a walk-up), log packages, walk geolocated patrol rounds, and file incidents — all on a tamper-evident log, and the resident is notified when their guest arrives. It's software-only: the guard opens the gate by hand, so there's no gate, barrier or camera hardware to install.
Yes — Predio Help is a free, always-on in-app guide, included on every plan and for every role, on both the web console and the mobile apps. Open it from the “?” on any screen and ask, in English or Spanish, how to do anything; it shows you the steps, scoped to your plan and role. It teaches how to use Predio but takes no actions on your account, so new staff and residents can onboard themselves.
Yes — it's included, like every Predio feature. Predio prints a per-unit statement of account in one click — and when the unit's balance is $0 it's a good-standing certificate (paz y salvo), the proof an owner needs to sell or transfer a unit. Also included: building-wide accounts-receivable aging (cartera), a delinquency report (morosidad), and a collections summary.
Yes — turn on Collections mode and the same AI Agent reaches out proactively, sending polite payment reminders to residents who are behind, on a schedule you set and in their language, and it flags units likely to fall behind. A reminder is just a message — it never moves money — and you choose whether it sends automatically or waits for your approval. Collections is included with the AI Agent add-on at no extra charge, and it's off until you turn it on.
Yes — Predio includes lease e-signing. Send a lease or contract to a resident to sign electronically, right in the app on the web or their phone. Every signature is captured with an audit trail and a certificate of completion, and the signed document is filed in the property's account.
